The Spring market is in full swing. Prices are holding steady at an average of $346,000, but we did not see the same huge spring bump in prices that we saw last year. If you remember, mortgage rates were still under 4% and had just started to rise. However, the number of sales are down 21 from last month and are down significantly, 40, from last year. Many sellers are staying on the sidelines with their 3% mortgage and concern for a possible recession later this year. Active listings have been slowly dropping and are approaching last year's low inventory levels. Historically, this is an ideal time to put your home on the market as prices are higher and buyers are more plentiful. I see the Cartersville/Bartow area will continue to hold and even increase home values for the foreseeable future as a lack of inventory will continue. The housing market is a local market so don’t put too much stock in the national (sensational) headlines. Stay tuned here for your best information on the local markets.
